I'm trying to secure one more property before I go back to school and therefore back down to a single income with my wife while I finish flight school.

The 4 bedroom appeals to families and have to be in an area that will appeal to families, such as excellent schools, parks, less traffic etc. 

I am a high school teacher, not a landlord.

My formula is not complex... something like this:High school rating > 8"(Estimated Rent x 12) - HOA - Prop Tax - Insurance @ 0.3% - Vacancy @ 5% of rent - Debt Service @ 8%" > 0I want to be able to customize the metrics, and find properties I can purchase as an investment.If anyone is an avid user of StockRover and their custom metrics, that is exactly what I am looking for - but for real estate. 

Looking to connect with more lenders. I am a senior at Western Michigan university looking to connect with lenders to help me with my final graduation project. 

We were living in poor conditions just for the sake of a very good school.

I think if it was a 3x2 I could get much more but unfortunately I only have one bath.One differentiator is that my house is in a better school district than the other houses I’m comparing to so that could increase the value slightly.

Noteworthy employers include the University of Kentucky, state government agencies, Toyota (Georgetown), the public school system, Amazon, agricultural enterprises, distilleries, and numerous healthcare facilities.

Maybe it is the old school in me  but something about seeing someone sign the lease and all the other stuff that makes me more comfortable.  

I'm 17 years old, I've graduated high school and currently doing an accelerated college degree. in the meantime I'm working a full time job/ a few side Hustles and a budding business.
