I saw today on the news a few apartment complexs with water up to the first floor windows which mean first floor flooded.. my experience in Katrina when I looked at a few apartment complexs there post Katrina that had flooded.. they needed to be completely vacated.. and bottom floor and some times top floor dry wall and every thing ripped out.. mold grows there like nobodys business its like living in a petri dish in that area of the country.  

I think @Trevor Kolb made great suggestions but I would also add a TV, you don't have to have cable or satellite necessarily but definitely at least a Roku or something similar. 

Whenever I went to their place, they always had dirty dishes in the sink and when I'd take care of their plants when they were gone, I'd always see a couple of roaches crawling around. 

Dishes and food in the sink, a spill (perhaps soda) that's deteriorated a good portion of the kitchen floor. 

A new campus drawing top, highly compensated talent will change everything about that city in the same way that Seattle has seen lurching advances in housing quality and prices, public amenities, tax dollars, and social tension, not to mention the explosion of satellite commerce in the service industry, plus startup activity that leaks out.And that's just the first five years!

They do try to sell you on turn key properties but the information he dishes out is invaluable.

Consider installing Fiberglass Reinforced Panels (FRP) without any soap dishes.
