I plan to do a FHA & pull roommates.

If you're going to leave in 2 years, you can keep the house as a rental there. 2(a): Buy a house where you're going to school and find some roommates to help cover the mortgage, utilities, etc.

However if you want to stay in Nova househacking (roommates) is a fantastic strategy!

I am a single man living in a current roommate situation and I want to make this year the year I purchase and invest into my future!

I would also try to find a house you could have a set or two of roommates in to offset your expenses. 

Any chance you could rent to 3 roommates at $675 each?

It can call multiple cell phones so every roommate gets the call. 

Maybe two of the ladies can be roommates.

I use only one year leases and I lease to each student so it doesn't create friction with the roommates if someone is late (same with the utilities). 

This made me realize I'm okay living with roommates which gave me the idea for my next property - I want to buy a property as owner-occupied, live in the basement (or cheapest room/unit), and rent out the rest.
