Don't know if your state uses lawyers or escrows, but find a reputable person that can and will guide you through the deal. 

HUD requires that I fix a few things, so i have a general contractor that I found through a reputable friend.

Ideally, I would like to find a realtor that understands the market and neighborhoods I am interested in, works full time as a realtor, has a minimum of 8 years experience, specializes in working with investors, has a great reputation, and is personally invested in the same markets.
