I created a system where I used private money for a few hours, purchased a deep discount property, had my end buyer lined up (owner occupant not needing fha), put the two together and snatched the spread in the same day.It worked every time!

Once you've got the info and the homeowner respond I would assume you work together to relieve them of their situation and with their consent you look at what the property is worth and what the bank aloud them to sell the property for or is this were I would come in and do evaluation and present an offer to the bank through them or myself how does this process work.

The problem with an answering machine is that your motivated sellers are looking for an excuse to hang up. when a live person doesn't answer, they're relieved and don't leave a message.If you can't answer the phone, then you should use an answering service.

By definition of average, that means some will have 40% OE, some will have 60% OE, etc.If your property is located in a higher prop tax state (as mine are in Texas), does not mean you need to adjust the rule as other expenses in that particular state may average lower or rents may average higher to compensate.When evaluating any property, once you feel the investment has passed the 50% screening rule, dig deep into the numbers to come up with an accurate NOI (net operating income).
