When your SF is down for renovation or being marketed for a new tenant, you have $0 coming in but you still have a mortgage to pay, so the month is automatically in the red, not even counting any other expenses, etc..  

I hope this post doesn't come off as negative, but I've seen this happen a few times and there's a few red flags that popped up in your post. $150k sounds terrific on the surface, but it took you 4 years to get there.

@Alan Faitel Probably the reason the last 7 property inspectors we used wrote the worst things possible about the property IN BOLD RED CAPS!!

I don't think its seminars and tv shows that is a byproduct of the root cause, confidence in the market.

I know the process is significantly more intense if the current paint contains lead.The kit I used is supposed to turn red in the presence of lead. 

She just learned old buildings, specifically your old building, might have lead, HUGE RED SIRENS flashed in her protective-mommy brain, and she backed out without a second's hesitation. 

How does that not set off red flags?

It is big goes from East of Dallas to Waskom and from Red River to the Bay of Mexico!!  

If any property owner is more experienced than I was at the time, s/he will consider your request as a red flag....

From my experience with Airbnb, most guests that I have booked my place are usually here for a show at Red Rocks, hang with friends, downtown drinks/dinner, mountain trip, etc.
