Its that plain and simple.Property crime rates are failing rapidly in Downtown and Midtown Detroit and Insurance companies have claimed for years they went on a zipcode by zipcode basis, and not once in the last 10 years have they adjusted the rates down for these areas....hmmm.

Much of it is just plain wrong and exposes their followers to all sorts of legal problems for heeding their bad advice.Just yesterday, another BPer asked about starting up a property management business and pointed me to a website that insists that property managers need no real estate license in MA.I spent a few minutes of searching and came up with a link to MA state law that says there are only three exception - the property owner, a salaried employee of the property owner and a hotel reservation worker.

i started with a few single family homes , but they were large college rentals so not really the same . having said that , i think if it gets you started and the numbers work , its a stepping stone to the next purchase ( single or multi ) .my first few were netting $1,000 a month after , p&i , taxes, insurance.... so i ended up buying 3-4 over 2 years , then sold them after i got sick of babysitting students , and did some 1031 exchanges .
