What I have taken away from past BOCons is a burst of motivation

I have been investing in SFH (single family houses) and using the STR (short term rental or vacation rental) strategy for the past 6ish years or so.

All, at most, have had minimal fees - $500 for origination, etc.I closed a cash out refi this past week at a miserable 8.25%.

Over the past 10 years we have built a large network of partners and clients.

Not only that, it's a lot of "copy & paste" that someone pre-wrote.

My partner and I visited Detroit MI this past weekend and found 2 deals:TRIPLEX for $50k with ARV of $130k with one unit already rented at $1000 & the other two needing about $30k to rehab.

EvanThankfully I am 100% up to speed and educated now from learning from this person.I cannot believe how lucky I must have been over the past few years with my investments- its like literally flipping a coin 600+ times and was able to call the right one 95%+ of the time - I am just THAT lucky - I may go play mega millions. 

I do have the actual rental income for the past 3 yrs at 69K, 55K, and this year 40K to date as of beginning of Aug. 

I just took the past 12 months worth of funds from them to the bank yesterday and had $244.

I would happily consult an attorney for a reasonable fee, but learned this afternoon the one I had used once in the past, has since retired.
