I’m guessing that the payoff that I had seller financed gets paid to the seller, I keep the difference and everything closes just like normal?

Normally I don't like guru programs, but I've seen many success stories out of Brad's program.I think that is one thing different about multifamily vs normal fix and flip or get rich quick guru seminars.

Normally I would agree with the above comments with regards to responsiveness, but on refinances time is not as critical and I would recommend going with the best rate.

If his payment to you is exactly the same amount as your payment to the mortgage company, the judge may construe the agreement as an Executory contract.If the "buyer" has no possibility of getting a normal mortgage because of a known legal judgement, that is likely a violation of Dodd-Frank.
