I invested in a syndication, but it was with an investor that had a long track record.

With HMLs and cash in place, it sounds like you’re set up for success as you move into BRRRRs and multi-family investments.

You want that other 15k on the side for reserves, especially if you are buying a multi.

Initially I would become friends with several real estate agents that are familiar with the area you wish to invest in and who are also familiar with the ins and outs of a multi family property. 

My first fear for you is that you don't really know much based on your questions and you might need longer to learn it than just trying to get and fund this deal. 22 units, with only 2 multis as experience, makes it harder to find stranger money, but more probably to find friend or family money if that makes sense.

Notice that I'm not saying "Sponsor who makes me money" or "Sponsor with great track record".

I also rented to someone building a new home  like a multi million dollar home that worked well to. 

Those we bought were all VERY profitable & some of the multi's we sold & hold the 12% notes on, are going on 12-15 years.

I own 21 doors (all multi-family) They are now that I managed from a distance.

I would look into whether you really need a multi-member LLC at this point.
