I only know because my 80 yo mother got a call from them  HEY you have money you can collect just sign here..Well I knew which county they probably had overages in so it was not difficult for me to contact the tax collector and retrieve the funds for my mother for FREE.

The house was appraised at 179k I bought it for 154 because the sellers mother owned the property and passed away, he had to get out of the mortgage.

The tax assessment value of her house now is about 86k.Now here lies the problem,  being a single mother throughout the 90's and racking up school loans and credit card debt, she doesn't have the greatest credit score and has been denied a refinance in the past.. which is what would be the best scenario right?

Here's the problem,  by time I finally got the property under  contract , found an end buyer, and sent everything to the title company to start closing, the mother dies and now the title company is saying the son has to go through probate.
