BTW the joists look good but a lot of the subflooring has been ruined by the moisture.

With a crawlspace there has to be sufficient ventilation for moisture to be cleared out from under the house (much like attic ventilation).

The home inspection reported a faulting retainer wall, basement moisture and foundation issues. 

If you control humidity and moisture, a little water won't be the end. 

Tree roots can come from 100 feet or more seeking moisture. 

I have some new tenants of a few months and we're having crazy moisture issues.

Hi Nate,The fogging probably means the glazing has failed.Some windows can be repaired by having the glazing replaced at a cost savings vs full window replacement.Maybe you could check in your local area if something like this is offered.There is also a procedure where they drill a hole in the frame and evacuate the moisture, but I don't know if that's a proper fix or just a temporary solution.Good Luck!

I've heard that the growth process can lead to lots of excess moisture in the unit which can lead to mold in walls. 

For a landlord it is durable against some of the most common things to damage flooring moisture and smells.

The inspection revealed a lot of issues with the home, the moisture inspection failed, there was some damage to the crawl space causing some structural issues.
