I think with Boise in particular, and the pacific Northwest in general, positive cashflow is difficult to achieve, especially for an out of state investor since the market is so competitive.Even with boots on the ground, cash flowing properties seem to be a unicorn even when purchasing for 70 cents on the dollar.One opportunity for cashflow in Boise is the ADU play -- new regulations make it more conducive and returns can be 10%+ cash on cash for a property in the right neighborhood.- Kole

Generally waiting at least 3 months will allow you to use the new appraised value compared to the purchase price so if you've done renovations that will help with your LTV for either a refinance where you change loan programs or rates (a rate and term refinance) or a cash out refinance that will give you access to more potential cash for your next project.More info on DSCR loans: DSCR loans won't use your income to underwrite the loan.

Thank you.The general rule I go by, after flipping a ton of houses, is that I regret selling them now.If you buy them right (we’re an exception, as we buy at 7 to 15 cents on the dollar) and rehab them properly, you’ll get a ridiculous profit by keeping them, using strategies like the BRRRR method.Honestly, it doesn’t make much sense to sell them right away if you bought them right.
