I think you will find that most people here are geared towards value and would tell you to have strike capital ready if you find the right deal with equity built in.

If I don't need it notarized I can send an investor friend to do the signing and who can just take a pic of the expired international driver's license the tenant has.Jake - I'm guessing that's an option, and probably the reason he got very friendly when I told him he'd most likely face eviction court if we couldn't strike a deal.
