Just google the following: - special assessment - zombie condos - Florida condos (look for recent news)Since you are not living near the properties anyways, why not look in a landlord friendly state where the purchase prices are lower?

If it is cluttered buyers will have a harder time visioning themselves living there. 

Even if buying a property Subto in GA and you live in FL, you could miss something and the whole deal does a "crash and burn".

I'd look at the closing docs for something related to the pro-ration of expenses etc and see if you have anything there that could be a clause you point to for them to cover those payments. 

Living?

They're not stuck as in "there are no other options", they're stuck as in "there are cheaper, crappier options but we'd have to pack up our entire lives and deal with the other expenses/headaches that come with moving so I guess we might as well just suffer with the increase". 

Our aim is to maximize appreciation and rent growth while still cash flowing enough to break even after all expenses in the short term.
