Now getting the judgement is the easy part.

If I had the money and was invested I would get a judgement and then keep it active for ever he will surface again some day and you could collect then.. include all parties.

@Chatree C. for online private lending, I see those stories of people who lose money which has kept me from taking it seriously, but I should dig in more before passing judgement.

So we already Received Default Judgement in CA and judgement for posession. 

The total Judgement due on the lien is $111,846.

Maybe it will jump 20-40 points by just paying off a collection or judgement or it may go up by decreasing your balances. 

IE, basically if it's the actual credit report that another mortgage lender (& only another mortgage lender) pulled within the last month or so, and not the "credit score disclosure" summary thing (this thing tells me nothing about lates, disputed accounts, accounts in collections, foreclosures, civil judgements, etc).Don't walk in for a quote based on Discover Card or CreditKarma or a car salesman saying you have this or that FICO score.

The new co owner is mostly cheery and you can make your own judgement there.
