I negotiated with the exterminator to include standard spraying of the exterior for pest as well as the bed bug treatment for the entire complex.I also advised my tenants roommate on throwing his mattress out since these bugs were isolated to his room.I have not had a problem since.

So yeah... no property manager for us as long as we are only investing locally, although I'm all for using those isolated services where they charge 1/2 month rent to find, screen and place tenant....that part I don't enjoy (and don't have time for!)
