@Emily Landers I haven't worked with SFR as I solely work with mid to large MFR, but it sounds as though you are already taking the proper steps.

This was an isolated situation in a gated upscale area of the OC.I got a better scoop today from the agent who is representing the investor.

Many things can easily be manipulated in isolation at the expense of other measures.

This is also a good question for your attorney with respect to asset protection and what you doing to distribute your net-worth across isolated assets.2.

I negotiated with the exterminator to include standard spraying of the exterior for pest as well as the bed bug treatment for the entire complex.I also advised my tenants roommate on throwing his mattress out since these bugs were isolated to his room.I have not had a problem since.

So yeah... no property manager for us as long as we are only investing locally, although I'm all for using those isolated services where they charge 1/2 month rent to find, screen and place tenant....that part I don't enjoy (and don't have time for!)

And claim the LLC is just an alter ego.. blah blah balh and you will spend thousands on motions try to isolate the LLC... asset protection at the level most folks have SFR's is VASTLY over blown... unless you have substantial assets to protect. 

I suspect this wasn't an isolated phenomenon.

This is enough information for "prospective tenants to find out the exact location anyway)I've yet figure out whether or not this is an affective way to gauge the potential of a rental because...1) I'm still a brand new investor and in the property analysis phase and...2) This method only captures the demand of a property in a somewhat isolated frame of time (for instance, if the property needs renovations, I may not be able to rent it until 6 mths after closing, and by that time, demand can shift...
