If they send me the standard Zillow inquiry then I’ll ignore it because they are likely just doing that to a boat load of listing and aren’t particularly interested in our property, they just are scouting the area.

Unless something has changed, If you do them all within 30 days of each other this should only count as one inquiry on your credit.

Most importantly, if you do the brrrr in this manner, make sure your credit inquiries, projected rehab costs (credit card utilization), etc will not affect your cash out refinance application at the end of the project.

(Also new hard inquiries and new credit doesn't help either) As far as how it affects your DTI specifically, each bank calculates the minimum payment due differently, so you will have to go bank to bank to see how they calculate the minimum payment on your balance.

My job is just like an estate agent I market properties online, entertain buyers inquiries, follow up them, book appointment etc. but I don't show properties personally and I don't transact with clients.
