I would suggest doing a google search and see what you can find, and maybe even call up some people that have a successful STR treehouse or preferably a treehouse village.

I guess that means, there is healthy demand for rents in the metroplex.I am curious if there is a city or few Zip codes within Tulsa, Broken arrow, Bixby, Jenks and Owasso, that is preferred by prospective tenants ? 

The commission paid greatly outweighs having to go back on the market and potentially getting less than you listed it for the first time.Some individual markets are better for this than others, but if you have an agent with a great strategy on the list side (professional photos, staging advice, etc) and you pair that with listing the property at a low price; you increase your chances dramatically of getting a bidding war and not only offsetting the commission but potentially making more than originally planned.

When I do it I prefer informing them what current market rents are and then just give my new rate.

Just to clarify, the individual you are replying to received their refund within days, as we noted earlier. 

@Ryan Kline You either have a balance sheet we all envy or you are an individual who has no confidence in their ability to be a good real estate operator.

Sure one unit may have more occupants than the other, etc. but this is quite simply the simplest way and quite arguably the fairest way because of the issues with rubs above ; ESPECIALLY when this understood by the Tenant before moving in -- instead of focusing on utilities for the individual (RUBS) you are focusing on utilities for the space.

I would recommend focusing on markets/sub markets that will provide a more consistent return so take your time and be careful in the areas you're investing in.Personally I prefer the middle/southern part of the country because the price points are much lower and the laws are landlord friendly.
