It's incredibly hard to tell what will happen.I do think we see a slight uptick in listings, but it's hard to decipher how much of that is from this ruling.

These are NOT your friends who happen to be realtors that sell houses part time, and it's not a quick Zillow search for "best realtor in my area", these agents need to be ones that work extensively with investors of a wide variety. 

Given all this, you'd expect that prices in Playa would be higher but, incredibly so, they're lower.This by the way is why, whenever I've been asked about or given the opportunity, I've been warning people about overpaying for a property in Tulum.

But those are nice cabins with more than one special factor: incredible views, high-end design, amenities.But I run numbers on potential short term rentals all day, and 4 out of 5 are less than 5% CoC.

Some people respond that they have "plans" to build, but I find that a large percentage of the people I'm calling / texting have had "plans" to build for over 10 years .... my goal is to just keep these leads warm so that when they are ready to let go of the property they think of me first.Part of the issue with the idea of "casting a wide net" is that we have pretty specific neighborhoods and criteriafor what will work with our business model.
