Thanks to everyone who replied, your suggestions are immensely valued and greatly appreciated.I did end up backing out of the deal.

I will say that if you take full advantage of all the features they offer (there will be a learning curve with some of them) you can save immense amounts of time, run your business more professionally and serve your tenants with a higher level of service.  

I appreciate all the input you guys have provided immensely and through all of this I just keep in mind the phrase "if it wasn't difficult, it wouldn't be worth it".

To be honest, it sounds like a immense amount of work to track down heirs, get them to take whatever legal action is necessary to get control of the estate, agree to sell to you, and take care of whatever is happening with the lender.
