Love the idea of helping out a first time buyer, may run into trouble if she's not the primary resident, check w/ lender but I don't think that'll fly w/o more of a down payment.

Should you run into an issue with said tenant and need to evict or should city know you placed them in there, you expose yourself to potential fines. 

In my experience all liens and rights for ownership and tenancy do not run with the title once the sale and transfer of deed to you is made. 

I run into this issue frequently where NJ investors are looking into out of state thinking it is cheaper, that's not always the case. 

It was a good run but I am not willing to be a landlord for this house any more.

It is growing and has an incredible job market; it is also pretty run down in many sections of the city.

A suggestion I would give you is to find a couple "for rent" signs in your local market, get the address and start "running your numbers" on the rental property calculator that BP has for us on here.
