I use rentigo to manage my properties and it's really easy and I think hiring someone external would be a waste of money.

I have been using desktop QB 2013 backed up to an external hard drive.  

Would it just be having not to find external financing? 

Your computer will recognize your very own phone as an external hard drive and you and create multiple extra folders in that harddrive and drag and drop whatever it is you need, be it pictures (jpg, gif...etc), movies (mp4, avi, dvi...etc), music (avi, mp3, midi, wav etc), documents (doc, pdf, xl, etc) it supports nearly all the files your macbook or pc can support in media.

His requirement for cash, his tax liability, if he has any personal issues such as health concerns that may impact immediate or future asset assessments, is he getting out of real estate or can an exchange entice him, what should rent levels be, is he dumping due to any future legal concerns, any expected zoning or government actions expected to impact the property or other external matters motivating him?

I'd continue to make $$ to add to that cash pile you've already got, and wait till there is a bit more certainty with the external variables (health & safety) in such an odd market we have today.
