You could in theory be that someone and hang it with yourself (just like a RE agent can be their own RE broker), but even I who do this full time have determined that it's totally NOT worth it. 

Hoping the market hangs in there enough for me to complete the full cycle sometime in the Fall.

@Richard Sherman Thanks.Seller said he won't be available to go to the court, so I'll have to be present when he hangs the notice (equivalent to me hanging the notice).

It takes awhile to get used to this process, but you will get the hang of it.I think repair costs go back to knowing your market and getting a deal under your belt.

Houses are expensive to purchase and cash flowing rentals are hard to find, so hang onto it.

If it is hanging over your head, then maybe the incremental return is not worth it to you.

Hanging on the front door knob is also a water shut off notice stating there is a bill of about $1500.
