You could spend weeks trying to get a complete application from the three college kids, only to see them back out and rent something else.My policy is to accept applications and process them only when they are complete.

The best way to deal with these things is to create policies you go by and will only bend under extreme circumstances (this is true for almost everything business, as The E-Myth discusses very well).

I currently have a $2 million umbrella policy and would like to get a policy that will cover me in the $3 million to $6 million range.

My current insurance company, HoneyComb Insurance is not renewing me as they are getting out of that type of policy I have been told. 

For me I think Belize is a safer place with a more stable government than Panama....but I have not done a whole lot of research.

For example, there is a 2% or so transfer tax to be paid to the municipal and state governments.

The Landlord insurance policy quotes I am receiving has a high deductible for Wind/Hail/Named Storm coverage which effectively means replacing the roof would be out of pocket for me which defeats the purpose of carrying this insurance.

@Thomas Richardson As @Mike Grudzien mentioned, reading my book doesn't exactly tell you how to "pitch" to private lenders but it does help you understand how to present deals to novice or new PMLs within your network by being able to show them how you'd protect and safeguard their capital with things like equity protection, title insurance policy, loss payee on your property insurance policy, going through a third party title and escrow or attorney to close the loan, etc.
