We will shell out the money for an elevation report during our due diligence, and will get flood insurance (we will back out if the flood insurance is simply too high to sustain).But my question and thoughts are two fold, and I'm looking for thoughts on both...First, as a landlord, what additional information do we need to do to rent the property?

--> Essentially look at pure cash flow and see if you are positive.Depreciation --> Maybe from accounting perspective, but wouldn't it fold back when you sell the property?

My concerns are two fold.1-inaccurate assessment of cost of improvements therefore going over budget.2- getting taken by contractor or GC with change orders etc.If I were able to overcome these two limiting beliefs/fears I just might be dangerous;)Thanks in advance for your comments.Ashley
