Great topic.In my experience I have seen some very inexperienced investors stumble through a deal (to their credit) in spite of their negotiating skills.Their biggest weapon was coming at the discussions from the place of how they could solve the sellers problem(s).Of course... those that developed more advanced negotiating skills not only increase their profits, they also got more deals to the closing table.One of my all time favorite negotiating books, one that I require all of my clients to read, is The Secrets of Power Negotiating by Roger Dawson.

What are your favorite ways to stay up to date with all the changes like you captured?

I favorite any apartment offered and then any time they go back on the market, I am alerted.You are your best "price setter" and it is a load of fun too.

@Chris Jensen I barely manage to fit it in between video games, binge drinking, and downloading movies.

So I went to the Clarke county office here in Las Vegas and to my surprise they didn't have any of the list there or filed to obtain what I have seen so many of my favorite YouTube Gurus say that I need( probate, absentee/ vacant properties, or tax delinquency).

They are our favorite lender right now. 80% LTV 20 year amortization. 

The man has to be in a car or something. this is not like the movies of delivering an escort..
