It's much worse in cities like Atlanta. 5% is less than I would have expected.

Instead of rushing to buy, go together to as many real estate investing meetups in your area and learn together for six months to a year before you figure out how to place money into the field.

If you are looking for property in San Diego that is going to have good initial cash flow, you are going to either have to identify an obscure value add or expect to spend a lot of time and effort to find good off market purchase (most off market offers are not great). 

You should make one trip to the area for 3 days and network in person.I definitely do not expect to find a home run contractor right off the bat.
