The main house tenant did not like the STR part(after they already agreed to it), after the renewal we made both STRs and it's one of our best income producers(on a % basis).There's quite a few areas for this-- Virginia Beach, Garner, Zebulon, Pooler, Georgetown.

Highly agree with Nathan - Buildium is a Nightmare to use for STR, it is not appropriate at all and prone to a lot of errors due to the sheer number of manual items that need to be adjusted in there.

Being from Chicago, I'd tend to agree with you @Craig Jones those areas of Wisconson and & Michigan are driveable from a lot of those metro areas you mentioned, but I think the toughest part of any northern short term rental is the seasonaility.

If all parties were agreeable (and would likely agree on an interest rate lower than a bank's would be), with $0 down his monthly payment would jump $300-$500, but now he would be building equity in the property.Is there anything else I should tell him or anything I am missing?
