Another way that financial advisers look at things is to assume you can safely take out 4% of your retirement nest egg (they exclude rental income) yearly and you probably won't run out of money before you die.  4% of $350K is 14K per year.

I'm sure the details would have to be worked out, but that's where I would start.I disagree that all the "good" agents would leave the market, as I think those that are the best and most efficient would survive, and I think you would see the very low producers leave.To bring in another point that hasn't been discussed, listing agents do far less work (excluding the marketing) than even buyers agents.

In your example of the so-called dilapidated home 90% of the time, the $40K offer excludes our company covering costs that are normally paid by the seller (Title, lawyer fees, back taxes.....)

I had planned on working another 5 years, but with a 1.2 million net worth (exclude a couple hundred thousand after transaction costs if I sold) and the corporate world getting worse, not to mention the fact that I wanted to do geographic arbitrage to retire anyways, I'm looking at pulling the trigger sooner.I've looked at Tampa and Las Vegas, and have visited LV twice in the past few months.

If the neighborhood is older and generally closer to the urban core, many properites may show zoning or use for single family (omitting duplex or larger), but that does not necessarily exclude it from having a use designation of duplex, triplex, or 4plex.
