I'm on Lane Kawaoka's e-mail list and I always think about striking out for something, but wondering if its worth it or if it can turn into a house of cards...It depends on the opportunity, the syndicator, the total amount of money involved, the amount you want to invest, how long you want to invest it for, the location of the apartment complex, the number of units involved, what your goals are.

Yes, we’d have no mortgage payment, which is huge, but the ultimate goal was to create passive income and scale upwards so that I could eventually retire and spend time with my family.

I would spend more time making sure that your sponsor is properly incentivized, and that their goals are properly aligned with the investor's goals. 

Ultimately, a lot of your decision will hinge on your strategy and goals. 

I know everything may not go as planned but the principle and goal is the same.

My personal goal is to price a little UNDER "market rent" knowing a tenant cannot find a better deal and has no motivation to move unless their life circumstances change. 4.
