Even if I inc'd in DE I would have to register in CA and pay all the same min taxes, plus legally it doesn't make a difference since properties are in CA and will be under CA law.The L.A.

A better accounting solution would be nice.I think Buildium is the de facto standard right now although they made (in my opinion) a mistake by hiking the costs for new landlords under their 40 units.

Right now in phase of researching areas.One of my research area is Wilmington DE , because of lower entry cost and taxes.It seems like one can also find deals in 20K's in area while rent is around $600-$800.Is there any specific areas that is good or bad for rental properties?
