My position is that this is a beautiful shade tree that, if removed, would not only compromise the energy efficiency of the home but significantly reduce the value of my property.

That should be zone B/X (shaded), and flood insurance isn't mandatory in those zones (if I remember correctly, it could be zone C/X (unshaded), but that is still not a mandatory insurance zone).Good Luck!

Anyone have success with the darker stain and/or what do you usually do that had the most success?

They are white carpets and always look a darker in traffic areas like the stairs.
