Plan to do at least two coats, especially if you are going with a dark color, and you should be set.Worst case scenario if you end up with an extra gallon, save some for touch ups and then throw the rest up on the wall as a 3rd coat.

Poor people have low value (to worthless) things, and things that are not are financed.Written into a lease or not, I still think (Trying) to take something of value from these people will result in a physical fight or a gun being pulled.Texas is a hard to collect state, but turning a smoke stained 11 year old big screen into $100 at the pawn shop hardly seems worth the drama/effort/personal risk.Some people will kill each other over McDonalds Chicken nuggets being out of stock--you never know how people will react to this.

Sometimes it’s difficult to get hold of them for days or even weeks, meanwhile the problem gets worse or you have to take matters into your own hands.The other problem with condos is WHEN the neighbors cause problems you’ll have your tenant whining about the noise, smoke seeping through their unit, etc.

I see this in the data and also in my business: we work with a lot of relocation clients and the reasons (for moving to Milwaukee) are usually cost of living, followed by smoke (from the fires), water (droughts in the SW) or floods.
