While someone may love it and pay a premium for "character", you're likely going to have a much longer holding period seeking that person.

I attributed a vacancy rate of 15 percent in my analysis being ultra conservative to protect myself.

It sounds like the premiums in rent you are getting can be attributed to any number of things that you did to improve the property.
