The metal shell package will only be $30/SF but by the time you add in foundation, slab, MEPs, doors/windows and framing and any sort of architectural facade I think the vertical cost will be well over $100/SF.

While I told him already I will never cut him in on a deal out of "being my brother" I think it is right that I grant him some sort of value because he would be over paying on rent by $500 by living here and I have already told him I would give him an equity split, far more than what I will actually end up giving him in the end.

SFH go for a lot more than townhouses and apartments here, but mom and pops (like me) use all sorts of random ways to post rentals so its probably hard to capture.
