Any waiver of late charges under this paragraph will not affect or diminish any other right or remedy Landlord may exercise for Tenant's failure to timely pay rent.

My fear is I keep spending on investigating and it's eating up a chunk of the budget for remedial work.

But this glaring and alarming hole in consumer protection needs to be remedied.

If there was collusion or errors or omissions or fraud it will take an attorney seek a remedy, the buyer can't do it alone.

And every inspector will find something that needs to be remedied, no matter how small. 

AI is great to handle the highly repetitive drafting, but every deal always has bespoke terms and due diligence that currently is better handled by an attorney--including counseling.

At this point, I am trying to set some realistic rehab costs and looking for any advice from anyone who might have some of my costs I detailed above.I am fully expecting to have to do smoke remediation, entire new drywall, electric upgrades and plumbing.

If time allows, look up a local engineer and ask him/her for their help. a few hundred dollars may yield information that would allow you to go back to the current owner with structural remedies.

It's a risk profile I won't fool with anymore.And remediation is a lot more than 'painting'.
