You're absolutely right, my mind went automatically to the 90 day anti flip rule when using FHA.  

My tenant set up automatic payments and he will never be late.

Also, it is automatic, so your tenants will pay regularly.

One big thing SS appliances have going for them is they don't automatically clash if you re-decorate or even replace and appliance with another color. 

I know I did not go through this with my electric company and they manage to autodraft.....Right now I let them online billpay it into my account (which is no different than cash deposit, as far as I am concerned since they control the amount), pay through Quickbooks (still an ECH I think, and they still have to initiate it is not automatic) or cash deposit.  

However, 8 years of automatic enrollment had me in the pre-tax plan and there is a decent amount in my pre-tax plan.

Its always been a wait/see because everything seems to be fine when the servicing is done...but given at most a couple weeks, the green start light would  automatically comes on all by itself again....giving free washes.Speed Queen distributor sales manager for the Los Angeles area is now insinuating we are opening the service door of the washer, causing the green light to come on. 

I can't remember what it is called, but I went with the slightly more expensive web hosting option with GoDaddy and they actually manage the updates on my Wordpress site (you know, the technical kind that just get pushed through automatically by the sites) so I don't have to be a Geek and know it all.  

The IRS is backed up on transcripts right now and not all are posted for lenders to automatically retrieve.
