The solution was to install a standared water heater (~40 gal) downstream from the tankless as a holding vessel. 

After she spent so much, she was annoyed when I pointed out the flaws in the installation first time I saw it.

For the bathroom, for instance, repainting, re-grouting the shower walls, installing new shower head, swapping out vanity, swapping out toilet, and installing new faucets would completely transform the space and isn't too difficult to do on your own.  

Here in North Texas, developer can expect to pay a lump sum to have electricity installed.

I started a business installing accounting software where I found out the former bookkeeper of my customer embezzled $200,000, over a one year period and they had me go through the books to figure out how he did it.

More than half the time, we'd finalize the rehab and install the appliances only to find out they didn't work and required expensive repairs.

Maybe I can find a generous meter and install it if it were my responsibility :=).What I am less certain is whether this varies from water utility to water utility. 

CPA's, Tax advisors, Landlords and House Hackers are more than welcome to chime in.Here are the questions:  Since there was an existing system (that will be pumped, crushed, and abandoned), would there be a difference (deduction/depreciation-wise) if this is considered and alteration vs an install?

If you're paying for the water, install low-flow toilets, shower-heads, and aerators.
