I think the *unreasonable* position is to expect that everyone is/can be equally good with money and financial issues, and those that aren't well that's tough **** for them.

The key is to assess your current financial position and goals.

There are options via the Positive Rent Payment program (Fannie Mae) to do so. 

Builder has been building in our area for 15 years and I've gotten good reviews from banks, prior investors and sub contractors.

My customer service rep is a flipper and I love that because he knows why I want to do what I want to do and can discuss the approaches with knowledge.So far, the experience has been positive.

This would likely be a bad investment in your position.
