You can go there to set things up yourself, which will really help you ensure you haven't forgotten anything small that a guest is going to complain about (can opener, wine bottle opener, etc.). 

If they are clean I can return half of the money then once they have provided me with receipts showing the utilities are paid in full and I have the house is repaired I can return what is left.I have had good success removing organic stains with Oxyclean that some carpet cleaning companies did not get out, it seems to make even red wine disappear and lose its color.
