@Chris SeveneyI do want to minimize liability considering I intended to have multiple properties under one LLC capped at 10 just because somewhere along the line I was told this is good practice.

I have the nolo press book, "California Landlord's Law Book: Rights and Responsibilities " but it doesn't address this specific  scenario.

The laws need to be changed.

That said, some states have laws that say if a title company or a lawyer has to do the closing.

Ideally, looking for 'standard' contracting for the state that is aligned with local / municipal /state laws pertaining to tenant and landlord regulations.Thank you.

Contact a law firm that specialize in clearing titles. 

I hold and practice real estate out of Texas.

And, if you think about it, having electric in only one spot isn't very practical.
