As you can imagine the recent exits have lower average IRRs than the ones before, but did outperform proforma.We do have to agree with the comments on this string that our earlier exits did benefit from the 'all ships rising' effect.

You pay 10% + taxes so that money needs to make 20%+ to even catch up to what it will average in the markets. $100k equity probably doesn’t give you much to borrower either from a ltv standpoint.

There is no way I can bundle the entire cleaning fee into the nightly rate, as my average stays are 3 or 4 days.
