No one doing the SDIRA lending thing has time/money for a full time compliance expert on "staff" for their individual one-off retirement plan to monitor the payments on three mortgages...

I constantly had to monitor the progress because the property manager would not communicate with the contractor for status updates.

I would recommend a credit monitoring subscription so you can check your report and look for any other errors, and then immediately see when items are corrected.

I don't have experience, but I monitor this market a lot. t's extremely hard to find any piece a real estate near those campuses that actually works out financially.

I will post no parking signs and see about getting a tow company to monitor the driveway but technically I think the Condos own the driveway and we just have an easement to use it.

Note: I've installed several cameras on LA's skid row used by LAPD and several business owners in the area didn't want to invest the approx $10k to add a camera to their building and the network but a nice big sign saying they are being monitored was an easy choice for many....who's got 'em, who doesn't....I'm not sure.

This way you have your recorded option and should be able to buy it from the Bankruptcy court for the amount owed at the time.They will be fixing their own credit by paying the mortgage, but put something in place to monitor that they are in fact paying it.

Would definitely recommend trying it out while you still live there and can monitor closely.
