We bought a great deal and are clear what needs to be done before selling, but our hunch is that some renovations will add value to an end buyer but not to an appraiser.

For the past decade, my husband and I have run several real estate investor groups here in Milwaukee that allow us to be very attune to what is happening in our local market and I'd be happy to warn you about things to watch out for. 

Additionally, I expect applicants to follow instructions in the advertisement and application, to make and keep appointments, to show up on time for appointments, dress and behave appropriately at appointments, and in general demonstrate throughout the process that they are someone that is easy and pleasant to do business with.

Most of them are scams- best case scenario, they charge to a ton, you find deals and they pay you a pittance for bringing those deals to them.
