It sounds like you are using a third party system, so the rent has to go through Zillow before coming to you.

Can I sign up for them or would they have to do it and name me as an additional insured party?

Now the trickey part is according to Sec 8, the tenant was allowed 1000.00 for property tenant paid 600 and sec 8 paid the 400.

Even with a pool service it would be nice to know if a problem is going to arise before it hits, like a big party group overuses the pool....

And those redemption rights do expire; 120 days is what is commonly tossed out by some “experts”, but the redemption rights for the IRS are actually the greater of 120 days or whatever redemption rights other parties with interests in the property have.

I did a full rehab on an 800sq ft house 8 years ago and did too much of the work my self (electrical, plumbing, windows, flooring, floor joists.)The home has a basement under most and part is a crawl space.  

After a more careful review of the PMA I do see a line item that references termination of either party.

I am looking to move into more passive ways to rent out the property and I feel this way benefits both parties.
