However, with that said, I have seen properties in Big Bear that were "cleaned" and making the management company large returns, plus cleaning fees that had floors sticky with beer, missing fire extinguishers, missing table clothes, etc and trash on the doorstep in the form of broken kitchen chairs.

If you do rent to a very heavy person, try the chair height toilets instead of the old standard low ones, as it will be easier for them to sit down and rise from.
