@Charles Taggart Simple Path to Wealth by JL Collins.As others said though, a lot of these books aren’t exactly “kid friendly”.Former Navy Seal and now public figure Jocko Willink has released a book series called “Warrior Kid”.

A "safe" area in DC will run you $2000+ for a 1 bedroom apartment (fort totten for example)- prime location like the waterfront, navy yard, U street etc- forget about it- $2000 for a studio- 1 bedroom $2500+- some may push closer to $3000 a month 15-20 minutes away in Greenbelt will run $1500 or so for a 1 bedroom apartmentSilver Spring- Wheaton- College Park are all close by and run the same- $1500-$2000 a month

 I rent in NYC (astoria queens) 10 min from manhattan and work.I work in tv/film which is by definition freelance even though I've been working for the last 5 years pretty consistentlyI have access to Navy Federal Credit Union which do offer $0 money 100% financing and said with my current debt to income ratio and 683 credit would only give me $280k-$350 (not much to buy anything in NYC) the only thing I find is condo/coop which won't let you rent.
