So obviously there's some room on those two properties to pull out cash, but it hurts the cash flow that has allowed me to get into and start my business more steadily.

We do still need a solid tracking app (Looking forward to trying Flipper Force) but we decided to trim down our operation to only two crews, each with assigned overall project managers who will track individual costs and productivity.

Just thought I'd put my two cents in from the research I've been doing.

Sometimes the tenants plan on paying a month's rent at two places to allow a less-hectic move. 

Be careful of those third party companies.

If they are changing jobs, they need the new job first and you need to paychecks or offer letter with salary or maybe even the first two paychecks at the new job, depending on their level and income.Ask them about deposit and rent.
