But I also feel directly owned properties that are turnkeys are kind of a hybrid with unique risks (that I myself am not comfortable with).1) Directly owned properties are great because they give you maximum control and the ability to tweak them exactly how you want.

I would be happy to script an role play for about 20 minutes and then 10 minutes to make some tweaks. 

However sometimes you need to decrease your debt to income ratio by a tiny bit and this plus ten other tweaks will get you under the required DTI and approved.

Some clauses stating they're responsible for furniture damage, that any inventory missing will be charged, and some tweaks to what we're responsible for vs. the tenant.

I have put a lot of money into them, but I don't fell comfortable selling them quite yet, I am still observing settling in the 8 year and 5 year holds, and have been doing some tweaking in between tenants over the years.

I did specifically tweak the lease to meet my needs but for the most part it covers most things you should think about and is a great starting point. 

All in all, we did well with our first one and have no regrets, just little tweaks to our process as we learn and continue to grow.
